Two very different Lithias

Lithia is rural land along the Alafia River with farms, ranches and homes on acreage. It was named for the lithium found in a spring around 1900, now part of Lithia Springs Regional Park (Wikipedia, Lithia, Florida). It is also home to FishHawk, one of the biggest planned communities in Hillsborough County. Newland Communities bought about 3,000 acres in the late 1990s to build FishHawk Ranch, and the area grew from under 2,000 people to 14,087 by the 2010 census (Wikipedia, FishHawk, Florida). The roofs are very different:

  • FishHawk Ranch and its neighbors. Stucco homes with concrete tile or architectural shingle roofs, built in phases from 1998 onward. The first phases are now well past 20 years, which is when tile underlayment and the original shingles start to fail.
  • Rural Lithia. Older homes, barns and workshops along Lithia Pinecrest Road, Boyette Road and the roads near the river. More metal roofs, more low-slope add-ons, and more trees.

FishHawk's first tile roofs went on in the late 1990s. The underlayment beneath them is now the weak point.

The Lithia and FishHawk leaks we see most

Worn tile underlayment

The tiles look fine, but the layer beneath them has dried out and cracked. Water gets through at laps and valleys. See tile roof leak repair.

First-generation shingles

Original shingle roofs from the early 2000s are losing granules and their seal. See shingle roof leak repair.

Screws and seams on metal roofs

Barns, workshops and some homes: backed-out screws and dried washers. See metal roof leak repair.

Stucco and wall flashing

Where a roof meets a stucco wall, failed flashing lets water behind the stucco. See roof flashing repair.

HOAs and CDDs in FishHawk

FishHawk communities have homeowners associations and Community Development Districts. Like-for-like repairs usually go ahead without approval. Re-roofs and color or material changes usually need the HOA's architectural review first. We give you the photos, the material and color details the HOA asks for, and we wait for approval before starting. Read HOA roof approval.

The Alafia River, Milton and your roof

After Hurricane Milton in October 2024, the Alafia River at Lithia rose to its highest level since 1933 (Tampa Bay Times). Flood stage there is 13 feet; the river crested above 24 feet (ABC Action News). Homes off Lithia Pinecrest Road flooded and many families were rescued by boat.

River flooding and roof leaks are separate problems with separate insurance. Flood damage is covered by a flood policy. Rain through a storm-damaged roof is a homeowners claim. If your home had both, photograph the roof damage and the flood damage separately. See roof leak insurance claims.

Roads we cover in Lithia

Permits for roof work in Lithia

Lithia and FishHawk are unincorporated Hillsborough County, so permits go through the county. Small repairs often don't need one; bigger repairs and re-roofs do. See Hillsborough County roof permits.

Lithia and FishHawk roof questions

Do you cover FishHawk Ranch and FishHawk Trails?

Yes. We cover Lithia, ZIP 33547, including FishHawk Ranch, FishHawk Ranch West, Starling at FishHawk, The Preserve and FishHawk Trails, as well as the rural roads around Lithia Springs and the Alafia River.

My FishHawk home still has its original tile roof. Is it time?

The concrete tiles usually outlast the underlayment beneath them. On homes from the late 1990s and early 2000s, the underlayment is often near the end of its life even when the tiles look fine. That's when leaks start. Repairs are possible, but ask about tile underlayment replacement.

Does my FishHawk HOA have to approve a roof repair?

A like-for-like repair usually doesn't need approval. Changing the material or the color, or replacing the whole roof, usually does. Check your community's architectural review rules first. See HOA roof approval.

The Alafia flooded my home. Is that covered like a roof leak?

No. Rising floodwater is covered by flood insurance, not your homeowners policy. Rain coming through a damaged roof is a different claim. If you had both, keep the photos separate. See does insurance cover roof leaks.

Do you repair metal roofs on barns and outbuildings in Lithia?

Yes. We fix backed-out screws, worn washers and leaking seams on metal roofs, including on barns, workshops and pole buildings. See metal roof leak repair.
